Questions people often ask
I sold my flat and bought another. Do I still pay tax?
Maybe not. Reinvesting the long-term gain in a new home within the time limits can make it tax-free under section 54.
My RSUs vested last year and I sold some. How are they taxed?
Tax was charged on vesting as salary. When you sell, the gain over the vesting value is a capital gain, long term after 24 months.

Common questions
How is tax on shares and equity mutual funds calculated?
For listed shares and equity funds where STT is paid: held for 12 months or less, the gain is short term and taxed at 20%. Held longer, it's long term: the first ₹1.25 lakh of such gains in a year isn't taxed, and the rest is taxed at 12.5%. Add 4% cess.
How long do I need to hold property or gold for long-term gains?
More than 24 months. Long-term gains are taxed at 12.5% without indexation. Shorter holdings are added to your income and taxed at your slab rate.
Can I still use indexation on property?
Yes, if you're a resident individual (or HUF) and bought the land or building before 23 July 2024. You can pay 20% with indexation or 12.5% without, whichever is lower. The calculator works out both.
How are debt mutual funds taxed?
Debt funds (more than 65% in debt and money-market instruments) bought on or after 1 April 2023 are taxed at your slab rate however long you hold them. Debt funds bought before that are long term after 24 months and taxed at 12.5%.
How are RSUs and foreign shares taxed when I sell?
For a resident individual, shares of a foreign company aren't listed in India, so they're long term after 24 months and taxed at 12.5%. Your cost is the value on the vesting date, already taxed as salary, converted to rupees. If you're resident and ordinarily resident, also report them in Schedule FA.
Does the ₹12 lakh rebate cover capital gains?
No, not under the new regime. The rebate doesn't cover tax on short-term equity gains or long-term gains, even if your total income is under ₹12 lakh.
What is the cost inflation index for FY 2026-27?
384, notified by CBDT in Notification 85/2026. It was 376 for FY 2025-26. Indexation now matters mainly for land and buildings bought before 23 July 2024.
